PAYMENT PROCESS: 2 PHASES IN ONE CONTRACT

1. LAND & RESERVATION PHASE

  • Reservation: Buyer pays a 10% deposit of the land value to reserve the unit.
  • Remaining 90% of Land: Within approximately 30 days (depending on cash or bank financing), the Buyer pays the remaining 90% of the land value at the notary’s office.
    • At this appointment, the land is officially transferred to the Buyer’s name.
    • The construction agreement for the house is signed.
  • Phase 01 (10%)

     

    Reservation

    Buyer pays a 10% deposit of the land value to reserve the unit.

  • Phase 02 (90%)

     

    Remaining 90% of Land

    Within approximately 30 days (depending on cash or bank financing), the Buyer pays the remaining 90% of the land value at the notary’s office.

    • At this appointment, the land is officially transferred to the Buyer’s name.
    • The construction agreement for the house is signed.

2. CONSTRUCTION PHASE

  • Reservation Deposit (Construction): At the same notary appointment, the Buyer also
    pays 10% of the house value.
  • The remaining 90% of the house value is paid in five installments, tied directly to the
    progress of construction.
  • Each installment already includes 7% BBO (tax).
  • Phase 01 (23%)

     

    To be paid before completion of

    • Site layout and excavation
    • Foundation reinforcement and concrete works
    • Foundation walls (blockwork)
    • Initial plumbing and electrical connections
    • Compacted soil base and concrete floor slab
  • Phase 02 (22%)

     

    To be paid before completion of

    • Full wall construction (6” block)
    • Reinforced concrete beams (ringbalk)
    • Septic tank excavation and construction
    • Water and sewage trench connections
    • Additional plumbing and electrical installations
    • First installation of windows and doors
  • Phase 03 (20%)

     

    To be paid before completion of

    • Roof installation (plywood + waterproofing)
    • Wall plastering with smooth finish
    • Decorative ceilings and interior ceiling finishes
    • Completion of plumbing and electrical systems
    • Patio roof and outdoor aluminum closet (if included)
  • Phase 04 (20%)

     

    To be paid before completion of

    • Floor and wall tiling
    • Bathroom fixtures (toilets, sinks, showers)
    • Final installation of windows and doors
    • Kitchen cabinet installation
    • Wardrobe installation
    • Swimming pool construction and equipment (if applicable)
  • Phase 05 (15%)

     

    To be paid before completion of

    • Air conditioning units installation
    • Driveway and sidewalks
    • Landscaping and perimeter fencing
    • Interior and exterior painting
    • Final cleaning and inspection for handover
